Sealcoating and Crack Filling: Why They Are Separate Maintenance Steps

How crack treatment and sealcoating serve different purposes, why pavement condition comes first, and what property owners should expect in a written maintenance scope.

Crack filling treats selected openings in asphalt. Sealcoating applies a protective coating over a suitable pavement surface. They are often scheduled together, but one does not replace the other—and neither replaces structural repair.

Crack treatment focuses on openings

Open cracks can allow water and debris into the pavement. A crack-treatment scope identifies cracks suitable for sealing, prepares them, and installs material in the selected configuration. Cracks that are moving, badly deteriorated, contaminated, or part of widespread structural failure may require a different response.

The Federal Highway Administration’s crack-treatment checklist emphasizes surface preparation, material handling, application configuration, cure, traffic control, and cleanup. Those details are more useful than a promise that every visible crack will disappear permanently.

Sealcoating focuses on a suitable surface

Sealcoating can provide a more uniform appearance and help protect a suitable asphalt surface from weather and exposure. Product, application rate, coat count, preparation, drying conditions, and traffic restrictions should follow the selected material and written scope.

A coating is not additional pavement depth. It does not rebuild base, level settlement, correct rutting, fill potholes, or stop structural movement. Existing failures should be mapped and assigned to repair, monitoring, or exclusion before coating begins.

Candidate condition matters more than a calendar rule

There is no honest universal schedule for every driveway or parking lot. Pavement age, prior coatings, oxidation, cracking, traffic, drainage, shade, irrigation, vehicle fluids, repairs, and product history all matter. The contractor should review those conditions and the selected manufacturer requirements before proposing timing.

Preparation should be visible in the proposal

  • Cleaning loose dirt, vegetation, and debris from the work area
  • Treating vehicle-fluid spots or other contamination as required by the selected product
  • Completing approved pavement repairs and crack treatment first
  • Protecting curbs, buildings, drains, concrete, and adjoining property
  • Planning weather conditions, drying time, traffic closure, and reopening

Commercial lots need a striping plan

Sealcoating covers existing pavement markings, so the restriping scope should be approved in advance. Confirm stalls, accessible spaces and access aisles, arrows, crosswalks, fire lanes, loading zones, curb markings, stencils, and any layout changes. Do not assume that tracing the previous layout satisfies current property needs or applicable requirements.

Questions to ask before approving maintenance

  1. Which areas are suitable for coating, and which require repair or exclusion?
  2. Which cracks receive treatment, and how will unsuitable cracking be handled?
  3. What product and preparation steps are included?
  4. What site and weather conditions control application and reopening?
  5. Is restriping included, and who approves the final layout?

Keep the scope condition-based

A clear maintenance proposal identifies measured areas, preparation, repairs, crack treatment, coating details, protection, access, striping, and owner responsibilities. That makes future maintenance easier to plan because the property record shows what was actually done.
